A Once in a Generation Opportunity

The City of Dallas in collaboration with other stakeholders, is developing a master plan for this 738-acre city-owned site. The space was once the home of Naval Air Station Dallas and the goal is to develop an exciting plan that maximizes community-wide benefits for area residents and businesses.

Process Timeline

By consulting Stakeholder Advisory Groups (SAG), Technical Advisory Groups (TAG), City Council, and the community, the project team hopes to gain perspective and input to ensure that the Hensley Field Master Plan is the product of collaborative input.

The Three Pillars of Sustainability

The Three Pillars of Sustainability

Social Equity, Economic Viability and Environmental Protection - provide the foundation for the master plan. Working together with the Stakeholder Advisory Group (SAG) and Technical Advisory Group (TAG), the team developed six Guiding Principles which build upon the Three Pillars of Sustainability and guide the master plan project through all stages of its development.

The Hensley Field Master Plan aims to serve as a living example of how to integrate CECAP Goals with an adaptive reuse redevelopment.

Hensley Field in Context

Browse some of the context maps created by the design team to better understand the existing fabric of the site, pointing to both constraints and opportunities that the final master plan will address.

The Three Planning Scenarios

As a result of iterative stakeholder input, the project team developed three different scenarios to test possible outcomes and plausible futures for Hensley Field. Each scenario responds to different hypothetical assumptions and features different land uses, public infrastructure and transportation patterns.

Scenario Evaluation Report

Following feedback, market analyses, transportation analyses and detailed comparative studies, the team compiled their findings into the Scenario Evaluation Report. The conclusion of the report includes key recommendations from the analysis which will inform the final master plan.
